# 如何避免房产在市场上“烫手”？

当一处房产挂牌出售时，最初几周对于吸引买家至关重要。如果在此期间没有引起足够的兴趣，并且在三个月后仍未收到任何报价，该房产可能会被视为“价格过高”或“已被市场忽视”。

被“烧掉”的房产是指在房产平台上挂牌已久，却没有收到看房或报价的房产。通常，这是由于最初定价过高、展示效果差或宣传不到位所致。一般来说，这类房产多由房主自行出售，缺乏专业建议，或者未与房地产中介签订独家代理合同，最终导致负面后果。

缺乏专业的营销管理和销售流程会严重影响房产交易。常见问题包括业余拍摄的照片、不专业的广告文案，以及多家中介同时代理同一套房源。

房主往往害怕将房产交由某一家房地产中介独家代理，但这种担心可能适得其反。由于没有保证佣金收入，顾问们在推广房源时会投入较少，比如在数字营销方面的投入有限，也不会聘请专业摄影师进行拍摄，导致房源在不同平台上出现多个价格，影响买家的信任。

定价过高是另一个严重问题。当房主发现没有人咨询或看房时，往往会多次下调价格，这会让潜在买家认为房产质量有问题，进一步压价或观望是否还会降价。

因此，房主必须清楚自己房产的市场价值。即使对房产有感情，也需要根据真实、可比的市场情况来合理定价。

要重新激活一套“烧掉”的房产，建议房主将其交给专业的房地产顾问来重新规划销售流程：短暂停止广告投放，调整价格以匹配市场预期，改善房源展示质量，并制定专业的营销策略。
