When a property sits on the market without selling, owners often reach the same conclusion: let's open it up to more agents. The logic seems sound: more agents means more visibility, more buyers, more offers.

In practice, it usually works the other way.

The problem with spreading a property across multiple agencies:

When several agents represent the same property simultaneously, something predictable happens: none of them treats it as a priority.

Why invest time, effort and marketing budget in a property that three competitors are also showing? The rational response, for each agent, is to do the minimum and wait to see if someone else closes the deal.

The result is a property with no real champion. No one is actively working to sell it. Everyone is passively waiting.

What exclusivity actually means:

When you work with a single consultant, the dynamic changes completely.

That consultant has full commitment, professional, financial and reputational, to achieving the best possible result. They control the narrative, the pricing strategy, the marketing materials, the timing of viewings and the negotiation. Nothing is left to chance or to whoever happens to pick up the phone first.

This is not about limiting your exposure to buyers. In Portugal, properties listed exclusively with one agent are still shared across the entire market through the MLS system, meaning any agent, from any agency, can bring a buyer. You get full market reach with a single point of accountability.

The signal a property sends:

There is another dimension that is rarely discussed: perception.

A property that appears simultaneously on multiple platforms, listed by different agencies at slightly different prices, sends a signal to experienced buyers. It suggests the seller is uncertain, perhaps desperate, and that there may be room to negotiate aggressively downward.

A well-presented property, with consistent messaging and a clear asking price, commands more respect and often, a better offer.
